Memorial Day is a day of remembrance for those who gave their lives in service. It is also a fitting moment to make sure the veterans and service members in our communities know the housing benefits available to them — benefits that are earned, and too often underused. This is a plain guide; rates, products, and program terms are illustrative and subject to change, eligibility is set by the VA, and this is not a commitment to lend.
The VA loan benefit
The cornerstone is the VA home loan. For eligible service members, veterans, and certain surviving spouses, it offers financing with no required down payment and no monthly private mortgage insurance — a combination that can make homeownership meaningfully more accessible. The benefit is backed by the Department of Veterans Affairs and offered through approved lenders.
Eligibility is established through a Certificate of Eligibility, based on your service history, which a VA-experienced lender can help you obtain. The benefit can also be reused over a lifetime as you move, rather than being a one-time opportunity.
The IRRRL streamline refinance
For veterans who already have a VA loan, the Interest Rate Reduction Refinance Loan — the IRRRL — offers a streamlined way to refinance an existing VA loan, typically with reduced documentation. It is designed to make lowering the rate on an existing VA loan simpler than a full refinance. If you have a VA loan and the rate environment has shifted, it is worth understanding how the IRRRL works.
Adapted-housing grants
For veterans with certain service-connected disabilities, the VA offers Specially Adapted Housing and related grants to help buy, build, or modify a home to accommodate a disability. These grants exist to make homes livable and accessible, and they are an important resource that not enough eligible veterans know about. The VA administers the eligibility and application process.
Where to start
The practical first steps are straightforward:
- · Confirm your eligibility and request your Certificate of Eligibility.
- · Talk with a lender experienced in VA lending about your goals — purchase, refinance, or adaptation.
- · For disability-related housing needs, explore the VA's adapted-housing programs directly.
Treating the benefit with respect
These benefits were earned through service, and they deserve to be handled with care and accuracy — confirming eligibility, checking funding-fee exemptions, and making sure a property will meet VA requirements before a borrower is deep into a transaction.
The Alliance take
We are proud to serve those who served, and we treat VA loans with the seriousness they merit. If you or a family member served, the worst outcome is leaving an earned benefit unused for lack of information.
